For larger lots, we often develop a phased master plan — a complete vision for the full property, with a practical implementation sequence that allows you to begin with the highest-priority areas and continue in phases over time. That way you have a cohesive long-term plan even if the full project unfolds over several seasons.

Farmville's flat topography means that grading for drainage has to be deliberate. Low spots on larger lots can hold water after heavy rain, damaging plant material and creating soggy conditions. We assess drainage as part of every design — incorporating French drains, swales, or grading adjustments into the plan as needed. Addressing drainage at the design stage is far less expensive than dealing with it after installation.

Yes — phased installation is something we plan for on larger properties. We'll develop a complete design and a recommended installation sequence that prioritizes the most impactful work first. Irrigation and grading typically happen early because they're difficult to add later. Hardscape and planting can be phased. Lighting is often added in a subsequent phase once the hardscape is established. We'll give you a clear sequence with your proposal.
